Buying a home in another country begins with a handful of questions that have to be answered plainly before anything else is worth reading. These are ours, answered as we would answer them on the phone.
Yes, and without a nominee or a Thai shareholder. Thai law does not allow a foreign individual to own land, which is why what is sold here is a lease rather than a title deed: a 30-year lease over a named villa and its plot, registered at the Land Office in your own name. Registration is the part that matters. An unregistered lease is a private agreement between two people; a registered one is recorded against the land itself.
A registered leasehold interest in one identified villa and the plot it stands on, for 30 years, in your name at the Land Office, together with the rights your purchase contract gives you. The land itself remains in the owning company’s name. This is the ordinary structure for a foreign buyer of a landed property in Thailand, and it is the one used here.
Your contract carries a renewal option, and it should be read as an option and nothing more. Under Thai practice a renewal agreed in advance binds the party who signed it and is not enforceable against a future owner of the land. Anyone telling you a 30+30+30 lease is guaranteed for ninety years is describing something the Land Office will not enforce. We say the same on our Imprint, in writing, and we would rather you heard it from us first.
Ten per cent of the purchase price, gross, each year for three years, settled once a year under the contract. Costs and taxes the contract identifies may be deducted from what is paid. It is contractual for those three years and it stops there: after year three there is no fixed return, and anything the calculator on the Investment page shows beyond that is an assumption you set yourself, not a figure we promise.
There is a buy-back option: the right to request that we buy the residence back, within 36 months, on the terms set out in the contract. It is an option you may exercise, not an automatic exit and not a put at a price fixed today. The contract is where those terms live, and it is worth reading that clause before anything else in it.
The residence is handed over furnished, and the purchase contract sets out exactly what that includes. Renders, floor plans and areas on this site are indicative and subject to construction tolerance and to changes the authorities may require. Where this site and the contract differ, the contract is what counts.
Three layouts, each with a private pool. Residence M is 80.5 m² built on a 105 m² plot, one bedroom and one bathroom, a 10.5 m² pool, THB 7,650,000. Residence L is 83.72 m² on 116 m², one and one, a 10.5 m² pool, THB 8,050,000, with additional storage. Residence XL is 110.1 m² on 144.9 m², two bedrooms and two bathrooms, a 10.8 m² pool, THB 11,200,000.
A managed letting operation handles letting, guests, housekeeping and maintenance. That is what the fixed return is paid out of, and what makes the ownership hands-off. The management terms are part of the contract you sign, not a separate arrangement made later.
