The villa can be both a home of your own and an investment. Every material condition is set out in the contract.

The 10% gross annual return applies for three years and is settled once a year. Costs and taxes set out in the contract may be deducted from the amount paid. This calculator is indicative and is not an offer.

The marks are references, not forecasts. The national figure is the Bank of Thailand’s Residential Property Price Index. The 4–7% band is what Koh Samui agencies report for villas resold after five to ten years. Those are figures published by firms selling on the island, so treat them as such. What you set here is your own assumption.

The terms in full
After the first three years
After the fixed-return period, the villa may continue within the managed rental programme under the commercial terms applicable at that time.
Buy-back provision
A buy-back request may be submitted within 36 months. The applicable price, treatment of returns already paid and completion procedure are governed by the purchase contract.
Two weeks for your own use
Owners may use their villa for up to two weeks each year, subject to availability and at least one month’s notice.
Fully managed
Letting, maintenance and guest management are handled by the operator. Any services provided through Legacy Fitness & Spa are delivered by a project partner and are not located within the resort.
